Challenge: Take a three story, late 1800’s era brick warehouse used for coffee production and convert it into 10 modern residential condos with ground floor office space.

Solution: We created a floor plan that was incredibly efficient, allowing the owner to get the maximum number of condo units per floor allowed by city code. Through careful code research and working with city officials to, we were also able to utilize the basement level to provide storage units for each of the residential units as well as the office space. Each residential condo is arranged to maximize the natural light available to every room. The floor plans are organized around a “shot-gun” approach, with the majority of the windows occurring at the ends of the units. Each unit has expansive ceiling heights, modern kitchen and baths, and spacious bedrooms. The entire building is a mix of one bedroom units and two bedroom units, some of which also have loft spaces.
